  Six Questions you need to ask before you sell your Home

Questions for Sellers:

1. Who pays the commission and how much is it?

The seller pays the commission. The commission is typically between 5 and 6 percent and is split between the listing agent and the buyers’ agent.
At Peninsula Homes Realty we charge a total of 4%, with 1.5% to us and 2.5% to the buyers agent. Therefore, giving you a savings of up to 2% while giving you superior customer service.
For example, on a $1.5 million dollar house you can save up to $30,000 in commissions.

2. How important is setting the asking price for my home?

In this market it is very important.
In the past, the price was just a starting point to bid up, now it's an incentive for people to view your home.
Pricing it correctly to begin with will attract a larger pool of buyers and you may avoid the painful process of multiple price drops.

4. How important is the Internet when selling your home.

In this age it is extremely important. It is estimated that over 75% of home buyers begin their search online.
To make sure that these home buyers have access to your homes information and virtual tour, we submit your listing to the top 10 sites which receive thousands of hits per day.
We also create a separate web site which is promoted by all the marketing tools above in our marketing section.

5. How long will it take to sell my home?

It depends on several things. Prime areas are still selling if you are priced right. In this market, you must be patient; buyers don’t feel the pressure they did in the past years. They are spending more time looking and feel they have the time to wait for their dream home to come on the market.
